Our market appraisal service is complimentary and there is no obligation to use our
service.
Our experienced staff will be able to provide you with accurate rental appraisals and
give you up-to-date advice on local rental market conditions.
We can also advise you on any enhancements which may increase the value and appeal of

When you instruct jdm Lettings to market your property we will take all reasonable steps to expose your property to the widest possible market; locally, regionally, nationally and internationally. We will highlight all of its key features to ensure we attract the right tenant for your property at the best possible price.
Professional Property Photography & Floorplans
One of the key areas to marketing your property is how it is presented to prospective tenants. For this reason, jdm invests in bespoke professional property photographers to take, edit and produce outstanding property photographs and also professional floorplans. This helps attract the optimum amount of interest in your property and help find you the best possible tenant for your property at the best possible price in a timescale to suit your needs.
Property Brochures
We will prepare property details and brochures about your property that are available in our offices, our window displays and available online. The brochures include multiple colour photographs, floorplans and an EPC Certificate.
Extensive Database
Over our years in business, we have developed and maintained a thorough database of active tenants who are looking for properties to rent. Our staff have excellent knowledge of the key features of each individual property and are trained in the very latest telesales techniques in order market the property to as many interested suitable tenants as possible. All properties available to rent are sent electronically to all registered applicants and followed up with a view of arranging viewings.
Rightmove & Zoopla
We list your property on the UK’s two largest property portals: Rightmove and Zoopla. We also invest in both Premium Property listings and Featured Property listings on these portals. These marketing enhancements help highlight and draw attention to your property, by posting properties at the top of the page and also highlight the adverts and include additional photographs.
The Guild
We are proud to have been selected as a member of The Guild of Property Professionals which is an exclusive membership per postcode with a network of branches across the UK, including a referral network, meaning properties can be marketed locally, regionally and nationally via The Guild. Service standards and training are provided, along with Monthly Life magazines, electronic magazines and properties advertised in the exclusive Park Lane office.

Accompanied Viewings
A member of our team will accompany every viewing that takes place with pre-qualified applicants. They will show potential tenants around the property highlighting key features and the benefits of each property.
We will follow up all viewings, obtaining, where possible, the feedback from the viewers and also provide feedback after each viewing to the landlords, along with regular marketing updates.
Negotiation
Once a suitable tenant has been found, we will manage the tenancy negotiations according to your requirements on your behalf. Our aim is to secure a tenant that meets with your needs and timescales.
Referencing
We manage tenant referencing and this process usually takes approximately 48 hours. At jdm Lettings we use an independent referencing agency who undertakes credit searches, Employer and previous Landlord references, where applicable.
Landlords are involved in the selection process of tenants and we will only proceed with a tenancy once you have sight of the completed references and you confirm you are happy to proceed.
Pre-Tenancy
Tenancy Agreement
We use Assured Shorthold Tenancy agreements, which are drafted by approved lawyers and these will usually include an initial term ranging from 6 to 36 months, subject to individual requirements. We also provide a termination facility in favour of one or both parties and other standard permissions. Specific and individual clauses will be added where required.
We ensure that properties let through us are compliant with relevant legislation. Before a tenancy commences, we will ensure landlords have the required compliance aspects, to include:
• Energy Performance Certificate
• Electrical Inspection Condition Report
• Gas Safety Certificate legislation
• Legionella Assessment legislation
• Smoke and Carbon Monoxide regulations
• Soft furnishing safety requirements
Security Deposit
All deposits are registered with a government approved tenancy deposit scheme. We use services provided by the TDS and DPS (add their logos). This protects the deposit on behalf of both the landlord and tenant and provides an independent means of settling any disputes regarding any deposit retention.
Insurance
As long as your prospective tenant meets certain referencing criteria, we can provide you with Rent Protection Insurance & Legal Expense Cover. In the event that your tenant stops paying rent, the insurance policy will pay rental arrears and cover any legal expenses involved in the eviction process.
Inventory
We strongly recommend that our clients obtain an inventory at the beginning of any tenancy. Our Inventory Clerks are independent and provide an unbiased assessment of the condition of the property.
The inventory enables you to establish if any deductions from the security deposit are required at the end of the tenancy.
Rent Collection & Property Management
Rent Collection
Our rent collection service removes the stress of dealing with any non-payment of rent by your tenants.
Property Management
Our property management service takes the stress and strain out of managing your property. jdm employs dedicated Property Managers who are all based locally in either our Greenwich or Locksbottom property management departments. Your Property Manager will liaise with you, your tenant and any third-party contractors and deal with any management and maintenance issues.
With both our Rent Collection and Property Management services, you can spread the cost of the service monthly, instead of upfront as per our Let Only service.
Tenancy Renewals
Two/three months before a tenancy is due to expire, we will contact both landlord and tenant to establish the long-term intentions.
Once established we will manage either a renewal of tenancy, switch to a periodic tenancy or the termination process in accordance with the terms of the tenancy agreement.
End Of Tenancy
Should you or your tenants wish to end the tenancy, we will also deal with:
